House for Sale Brittany
FOR SALE: BRITTANY FRANCE :DETACHED STONE HOUSE c1900
PRICE €98,000 valued June 2010
This is a house that was purchased before we found our ‘dream’ home in Portugal…… it is comfortable and liveable, but requires further renovation and decoration to bring up to modern day standards. Situated in a quiet, unspoilt area of Brittany
The house which originally dates from 1900 is situated on a quiet crossroads in a little ‘hamlet’ close to Guémene Sur Scorff and Guern in Brittany ( dept 56 ). There are only a handful of houses in the immediate area, and it is in a ‘rural’ setting. The house has a garden to the left as you look at the house which extends to about 70/80 feet and is the full depth of the house (about 30feet) with views over open fields and the river behind, which is popular with trout fisherman.
The house has a kitchen/dining room opening into a sitting room with the original fireplace where there is a log burner. Off the kitchen there is a door and steps down to a garage the full length of the house about 40 sq yards. This has had a new up and over door and new slate roof and has a complete living area above that could become two further bedrooms if required. There are two velux windows in this part of the roof and a window overlooking the garden. The garage has water and electricity connected and the plumbing prepared for a second WC and utility area.
Upstairs via the original staircase there are two double bedrooms with wooden floors and a full working bathroom which is tiled and has a shower over the bath. There is also a large insulated tank in here for the hot water supply. There is another second staircase to the Grenier/roof space which again could be converted to more living space if required. The house has recently been rewired and a new tiled floor has been laid downstairs.
Guemene is just 5mins by car and has everything you need from supermarkets & bread, to hairdressers & banks etc. Pontivy is a major town and is approx 20 mins by car. The nearest ferryport is Roscoffe about an hour and a half away, all with easy reach on quiet roads.
The house has been empty for two years as we now live in Portugal, so regrettably the garden is very overgrown, but it is flat and could be cleared quite easily. It is bordered on one side by bushes and trees and has a minimal fence on the front side which could be improved to make it very private.
Living so far away makes it very difficult for us to maintain now. It a substantial size house at a minimal price with a lot of scope for further updating. There is a telephone line connected to the house.
